ACCESS STATEMENT
This statement is an honest description of the current
situation, to enable you as a potential visitor to make
a decision as to how our establishment meets your needs.
We would be delighted to discuss any points
with you and to try to help you with any special requirements
or queries
that you may have.

The Exterior The
house name can be found on the side of the property by
the road and is white letters (4cm) on
grey
slate.
The parking area is large and level, there
is space for at least 5 vehicles and wide access from the
road
(approx
10 meters).
The surface is firm slate waste.
There is a
concrete slope running down the side of the house from
the parking area to the garden and a steep concrete slope
from the parking area to the garden.
This slope is 4.25
meters wide and allows vehicle access into the garden patio
area.
This area is level and approximately 5 meters wide
and the length of the house.
There is a concrete path 150cm
wide and the remaining area is covered in slate waste.
The concrete path allows a firm level access from the vehicle
to the property.
The garden area is fully enclosed by a 5ft high chain
link fence.
There is a garden bench that is round and
has space for wheel chair access or lateral transfer,
there is a level patio area with a barbeque and steps
and a slate waste slope down to a level lawn area.
External lighting: automatic movement sensor
external light by the back door and over the car parking
area.
The Interior There are two wooden front doors,
one to the garden and one to the kitchen, both have an
82cm
opening with level
access. Both have two locks, although the top Yale
lock can be locked open so that the lower handle (height
100
cm) can be used and locked in isolation for easier
access.
One door leads directly into the lounge the
other door leads
into an entrance area and then into the
kitchen or
ground floor bedroom.
All the flooring in the house is carpet,
except for the bathrooms that have a grippy, vinyl flooring.
All
the internal doors are 83cm with ground floor doors having
an extra handle on the hinge side.
One doorway into
the bedroom is 76cm, with a curtain door.
All the light switches
area low level throughout the house.
The kitchen
The kitchen has a large table
that can seat approx. 10, the space under the table is
71cm.
The hob
has been dropped
to low level with front controls and space under the hob,
the oven has controls at 110cm. There is a pull out worktop,
the sink has lever action taps and space under it,
there is a microwave on the worktop (91cm), a full height
fridge
with freezer below, 50/50 split and a washing machine.
Lighting: two strip lights
Colour: wall colour cream, light
switches white.
The lounge
There is access from the kitchen
into the lounge, this room is 22 ft long, with a log fire.
There
is a slumberland sofa bed with sprung mattress that can
be used as either two single beds or a king size
double. In addition, there are two more sofas and two arm
chairs.
Other furniture is kept to a minimum to reduce
clutter.
Lighting:
There are wall lights and a free standing light.
Colour: walls are medium pink with white light switches,
carpet plain light colour.
The ground floor bathroom
The ground floor bathroom can be accessed from the kitchen
or the bedroom (the door to the kitchen can be locked to
create an en suite situation). The bathroom has a basin
with space of 75cm underneath, lever action taps and a
free standing mirror. There is a wheel in shower, with
low level controls for an electric shower, a water proof
wheel chair (with fixed arms) is supplied, there are vertical
and horizontal grab rails.
The toilet is raised and the
seat height is 58cm, with drop down grab rail and vertical
and horizontal grab rails (left transfer, note you can’t
quite get the wheel chair against the wall due to the waste
pipe).
Lighting: string switch for main light and shaver
light.
The ground floor bedroom
The ground floor bedroom is a twin
room. The beds can be pushed together to create a double
bed and blocks can
be put under the bed to raise it if required. A hoist could
be hired if requested.
There is a set of drawers with touch
control bedside lights in addition to the main room light.
There is a low level hanging rail and hooks at both low
and high level.

First floor
Straight stair case to first floor
(stair gate available
on request, also fireguard and high chair, booster seat
and child toilet seat).
Or external lift can be used to access
the first floor.
Twin bedroom & bathroom
There is one twin
bedroom and bathroom that has a 66cm access and one step.
Colour: Bedroom walls, medium green
and plain
green carpet.
Bathroom has a bath with mixer tap and
electric shower, vanity basin and normal height toilet.
Lighting: pull string operated main light and shaving light
with mirror.
Colour: pale walls,
light coloured vinyl flooring
Second bedroom
The second bedroom has a wide
door, low level light switches and level access from the
landing.
This room is
spacious with a pine framed four poster bed, pine framed
single bed and a cot, a hanging rail and 3 sets of draws.
Lighting: main
room light and switch operated bedside lights.
Colour: walls, medium
green and plain green carpet.
Third Bedroom
The third bedroom also has a wide
door, low level light switches and level access from the
landing.
This room is also spacious
and has a king size pine framed bed and pine framed single
bed,
a
wardrobe and set
of draws.
Lighting: two main room lights, individually operated
and bedside switch operated lights.
Colour: walls, light grey
and dark grey, plain carpet.
First floor bathroom
The bathroom has a white suite, pedestal basin, normal
height toilet (no grab rails) and bath (180cm x 80 cm)
with
mixer taps.
GENERAL The cottage has oil central heating, visitors have full
control of the heating system and all radiators have individual
thermostats.
The cottage is spacious, the alterations
have not interfered with the character of the cottage.
It is in a very peaceful
location, on a quiet lane, on the side of a mountain with
views of other mountains of Snowdonia.
From the garden
it is possible to watch the Mountain steam railway go up
and down Snowdon.
The area has many fully accessible attractions and walks,
details are available in the cottage and can be discussed
with the owners.
In one direction there is also about a mile of fairly
level lane from the cottage that traverses the mountain
and opens up views over the Menai Straits to Anglesey,
and on an extremely clear day Ireland and the Isle of Man.
